Healthcare lending is concentrated in a relatively small number of specialist desks. Knowing which ones to approach, and how, is most of the value a broker adds in this sector.

What our panel can actually do

  • Practice premises: up to 100% loan-to-value on qualifying NHS-contracted GP surgeries; up to 75% for most trading healthcare businesses, on terms to 25 years
  • Practice purchase: high loan-to-value against goodwill as well as freehold, from healthcare desks that have been lending against goodwill for decades
  • Unsecured professions lending: £30,000 to £500,000, with growth facilities to £2m, for doctors, dentists, opticians, pharmacies and other regulated practices
  • Care and supported living: up to 75% loan-to-value for experienced operators, development funding to 72.5% of gross development value, and facilities from £1m to £35m depending on scale
  • Equipment: from small-ticket dental and pharmacy systems through to £10m facilities for imaging and diagnostics
  • Cash flow: invoice finance to £10m with advances up to 95%, including funders who will support concentrated NHS ledgers

Who we work with

We are not tied to any lender. Medical Business Finance works with over 100 banks and lenders across every product category, and the healthcare panel draws on that. It spans three groups:

  • Specialist healthcare divisions of the clearing banks. These teams have been lending to GPs, dentists, pharmacists and vets for decades. Their criteria are materially more generous than the same bank’s general commercial team, and they are not always reachable directly.
  • Challenger and specialist banks. Often more flexible on structure, group acquisitions and portfolio lending.
  • Independent funders. Asset finance houses, invoice finance providers and bridging lenders for the parts of a deal the banks will not cover.

Why whole-of-market matters more here

Two lenders looking at the same dental practice purchase can reach very different conclusions about how much of the goodwill they will fund, over what term, and whether they need security over your home. On a practice acquisition those differences are worth a great deal over the life of the loan. Going directly to your own bank gives you one answer, and no way of knowing whether it was a good one.

Coverage across the UK

We arrange finance in England, Scotland, Wales and Northern Ireland. Lender coverage is not uniform: some funders do not lend in Northern Ireland at all, and criteria in Scotland can differ because of the distinct property law and the ongoing changes to GP premises ownership. We will be clear from the outset about which lenders are genuinely available for your case.
