A straightforward process, and an honest answer early. If we do not think a deal is fundable, we will tell you at stage one rather than at stage four.
1. Initial conversation
A call to understand what you are doing, what you have, and what the timescale is. We do not run a credit search at this point and there is nothing to sign. If your plan has a problem, this is where we say so.
2. Information gathering
We will ask for the documents lenders will want. Having these ready shortens everything that follows:
- Two to three years of practice or company accounts, plus current management figures
- Recent business bank statements
- Details of the target practice or premises, including any sale particulars or valuation
- For acquisitions, the vendor’s accounts and details of the income mix
- Your own position: deposit available, existing borrowing, assets
- For contracted work, details of the NHS or Health and Social Care contract
3. We prepare and place the case
This is the part that matters most. We write the proposal in the form a healthcare underwriter expects, addressing the sector-specific questions before they are asked: how notional rent supports serviceability, how goodwill has been valued, how contract income behaves. Then we approach the specific lending desks with genuine appetite for the deal, rather than submitting everywhere and damaging your credit profile.
4. Terms, valuation and legals
We come back to you with indicative terms to compare. Once you choose, we manage the case through valuation, underwriting and solicitors, keeping all sides moving.
5. Drawdown
Funds release. We stay available afterwards, because the next need is usually equipment, expansion or a refinance.
How long does it take?
Timescales vary considerably with the product and the complexity of the case. Asset finance can complete in days. Property-backed lending depends on valuation and conveyancing, and in Scotland the process differs from England and Wales because of the missives system. We will give you a realistic timeline for your specific case at stage one.
